Roof repairs

Two roofers can look at the same leak and quote for different jobs. Asking each one the same questions shows where their quotes part ways.

01What do you think is causing the problem?Ask whether they went up on the roof or quoted from the ground, and ask for photos.
02What is the roof made of, and how old is it?Tell each roofer what you know of both before anyone quotes.
03Do you repair roofs like mine?Ask how often they do that kind of repair.
04Which part of the roof does the repair cover?Ask what they would leave as it is, and why.
05Will the new tiles or sheets match what is there?Ask for the brand and colour, or where matching ones would come from.
06How long will the repair take? And how the roof is covered if rain comes before it is finished.
07What warranty do you give on the repair, and for how long?Ask for it in writing, and what warranty the materials carry.
Ask each business the same questions and write the answers side by side. Printed, the sheet fills one page, with a column for each of three quotes. From allroofing.com.au, a concept page.

Why repair quotes differ

One roofer may quote to fix the spot above the stain on your ceiling, and another to fix the place they believe the water gets in. Neither price means much until you know which job each one is for.

A steep roof, a second storey or a hard path to the back of the house can each add to the price. Ask each roofer what they have assumed about getting up there.

Before a roofer comes to look

Note where the water shows inside, and when: every time it rains, or only in heavy rain or wind from one side. Take photos of any stains so you can compare them after the repair.

Clear a way to the side of the house where a ladder would go, and say if a dog is in the yard.

Where to check

  • ABN Lookup, Australian Business Register

Shows whether a business's ABN is active or cancelled, its business type and its GST status, and the Register says the public can use it to check a business before buying.
